Why Won't Realtors Show Short-Sale Homes?
Some realtors may deflect the question or just not answer when you bring up a short sale. Are they hiding valuable information from you? Are they keeping something secret for their own profit, like a treasure-trove list of short-sale homes?
Nope. Chances are, if you've asked your realtor about short-sale homes and you don't get much of a response, it's probably because they're not that experienced in them. That's not a knock on them, nor am I calling them a bad realtor. It's just a highly specialized process with many variables, so their one or two experiences with it may have been extra rough because there's a learning curve with these things. They may tell you that it's not worth your time, that they take too long or are too difficult. Now, they are difficult and they can take a long time but they can also be the right fit for a buyer given the right situation. If you've done your research and decided you want to buy a short-sale home, then your realtor should at least explore the option with you.
If they refuse to, then it's best to just step back and look for a short-sale specialist. These are people who know the ups and downs of a short sale; they've been through the battles and can give you accurate, straightforward advice. If you're sure you want to pursue short sales, this is the absolute safest way to move forward. Otherwise, if you decide to go with someone who doesn't know how to handle short sales, you could wind up sabotaging your own efforts.
