How do I find a Short Sale Realtor?

If you've made the decision to short sale your home and got all your paperwork ready to present to the bank, then you're ready to look for a real estate agent to help you out. Should you just go to your normal realtor? In most cases, it's best to bypass your normal Realtor in favor of one who specializes in short sales. A short sale specialist will give you the best chance in moving your home quickly while also jumping through the legal hoops involved with it. Remember, short sales comes with several layers of paperwork and legalese to get through.

Tax implications vary on a state-by-state, county-by-county basis. In addition, the negotiation process with the bank and the buyer are different due to the condition of the property, the price involved, and miscellaneous odds and ends that come with short sales. While your normal realtor may do an excellent job in finding homes and negotiating with banks on normal processes, he or she may not know all of these little details -- and if you miss one, it could create a domino effect that hinders or even cancels your sale. If you're in a short sale predicament, then time is of the essence, so it's inadvisable to work with someone without the proper experience.
